What Does a General Contractor Charge in Florida? Naples Numbers, Explained

Ask three general contractors in Naples what they charge and you will get three different answers, because the honest answer is that a general contractor does not charge a rate. A GC prices a job. The number on your proposal is labor, materials and subcontractor quotes for your specific scope, plus the contractor’s overhead and profit. Understanding how that number is built is the only way to compare two bids that look nothing alike.

The three ways a Florida GC prices a remodel

Fixed price (lump sum). The most common model for residential remodeling in Southwest Florida. The contractor estimates every trade and material, adds overhead and profit, and gives you one number. Changes to the scope are handled by written change orders. The risk of an estimate being wrong sits with the contractor, which is why a careful GC spends time on the scope before quoting.
Cost-plus. You pay the actual cost of labor, materials and subs, plus a fee, usually 15 to 25 percent. Common on large custom projects where the scope cannot be pinned down in advance. It is transparent, but the final cost is open-ended and the paperwork burden is on you to review.
Time and materials. An hourly labor rate plus materials. Reasonable for a two-day repair; a poor fit for a kitchen, because nobody can tell you the total until it is over. If a remodeler proposes this for a full renovation, ask why.

What the overhead and profit number actually covers

The 15 to 25 percent that a GC adds is not what the owner takes home. It pays for the license and its continuing education, general liability and workers’ compensation insurance (a real cost in Florida, where workers’ comp rates for construction trades are among the higher in the country), the project manager who is on your site, the estimating time on jobs that never sign, the vehicles, the shop, the software that runs your project portal, and the warranty reserve for the year after you move in. A contractor who quotes below that band is either omitting something or planning to make it up in change orders.

What a remodel costs in Naples once the pricing is done

With that structure in mind, the numbers we publish and stand behind for Collier County are these: kitchen remodels from about $15,000 for a cosmetic refresh to $75,000 for a full remodel with custom cabinetry, and $150,000 or more when load-bearing walls move; bathrooms from roughly $12,000 to $55,000 taken down to the studs; a full condo unit usually between $60,000 and $150,000. What a proper proposal shows you

A one-line quote is not a proposal. In Naples, where the same kitchen can cost $40,000 or $90,000 depending on the cabinets and whether a wall comes out, you need to see the parts. A proposal from a licensed general contractor should show:

Scope by trade: demolition, framing and structural, plumbing, electrical, mechanical, drywall, tile, cabinetry, countertops, painting, fixtures, final clean.
Allowances stated as dollar amounts for anything not yet selected (tile, fixtures, appliances), so you know what is included and what is an upgrade.
Permit and engineering costs listed separately, with the permit pulled under the contractor’s license, not yours.
A payment schedule tied to milestones, not to calendar dates.
The warranty term in writing. Ours is one year on workmanship, on every project.

Red flags in a Florida contractor quote

A large deposit before any materials are ordered. Florida law caps what a contractor may hold without applying for a permit within 30 days of receiving more than 10 percent of the contract price; a demand for half up front is a warning.
No license number on the proposal. Every Florida contractor is required to put it on advertising and contracts. Verify it on the DBPR site before you sign anything.
A price that is 30 percent under the others. Somebody is missing scope, and you will meet it as a change order.
Cash discounts. A contractor who wants to skip the paper trail is usually skipping the permit and the insurance too.
